You will need to do a 506(c) if you wish to advertise and that is accredited onlyYou can do a 506(b) which allows non accredited but sophisticated but you cannot advertisePublishing info requesting people to fund a deal is not recommended since it violated sec regulations (note I am not an attorney)

Without professionals involved in the deal like a commercial realtor, you need to do a lot more than the usual due diligence. 

In May, a Professional Engineer inspected the property and found a section of the basement stone walls and exterior brick wall above the basement of the house were bulging.

If you are an Accredited Investor, you could place that 100K with an experienced sponsor in a real estate syndication in any number of asset classes (Large Multifamily, Self Storage, Mobile Home Parks, Assisted Living Facilities).
