What sort of contingencies should I include in my offer to the seller if I decide to go forward?

Hello Everyone,I am currently evaluating options for property that involves :4 complete & Leased apartments&4 non-finished  townhomes.I had the 4 completed units for the last 10 years and decided to add some townhomes to the property. 

Plus every time the house sells you start that amortization schedule over and you're on the "winning" side of the payments from the new owner so to speak.Obviously this only works when you've got low payments yourself or you manage to increase the value of the home significantly, but is there anything else I should be looking out for here?

Clarify all fees involved, including acquisition, management, and disposition fees.

We are reading and researching and deciding what form of real estate we should start with.

After spending months deciding weather or not to go with Flipsystem.

They then decide one day to sell and throw these ridiculously low maintanance costs out on their proformas not understanding how they sucked the life out of their assets. 

I think it is doable to self manage from afar but you are correct that you are supposed to have a local representative.
