Now I get it that there is this undercurrent that goes around that its the easiest to get into and takes the least amount of capital.. but I also think the vast majority with limited capital spend it lose it and never do anything..

So rather than specifically seeking investment deals like a wholesaler, I'm actively seeking to play a major part in the real estate market of some 'perfect rental house' type markets, C+ to B- type areas with smaller homes, maybe some duplexes, but a place I could see myself living if on a lower budget (and if I didn't have 5 kids..haha).

I personally go with very short term financing but the majority of my properties are paid off so in the event of vacancies, I don't necessarily have a mortgage to cover.
