So basically I got some quick question's mainly out of curiosity more than something I need right this moment so looking to get into student and want some good books/podcast I could learn from or some advice anyone reading this has.

My main questions are:- What if they ask to be on a lease?

I've had a structural engineer look it over and it looks like the main beam may need to be replaced as well as a large number of joists.

Paying off student loan debt at 6.8% is a very attractive alternative. 

My main concern beyond finding a good property at a good price is finding a team to manage it for me.

Many new builds in philly, if you'll notice, MOST of them have a drain line right in front of the property (collects water from roof via gutters, and drains in front of building because that runs into main sewer lines). 

Is mentoring his main source of income? 

@Brian Erickson The main benefit of having a license is access to the MLS for the purpose of doing comps (comparable sales).

Also heard good things about NC raleigh/ SC columbus areas.Would be looking at his 3rd property - mainly condos, multifamilies in the 100-300k range - or just paying off all current debt.
