Smoke remediation requires cleaning not only the surface smoke, but also all that permeates into the HVAC system, ductwork, crevices, openings from electrical and plumbing, ventilation units, light fixtures, appliances, cabinetry, countertops, carpeting, carpet pads, walls, and woodwork.

As an aside, yesterday he was vacuuming out his exterior light fixtures.Well we found out today that the house next to him had been vacant for the last 3 years.

I just downloaded the lists from Realeflow, but not sure how accurate it might be as the list seems very light and does not give you an address, just the owner name and mailing address.

If you see it listed there, you may find it more challenging, depends on how the ordinance is written.I also like to look at ordinances that apply to all classes, sometimes they will bury a generic code in there about lighting or signage that may have a direct impact on what you are trying to do.

Spray your primer on and then give everything a quick, light sanding.  

If we paint a different color - its generally a small area, like a bathroom (light blue/ gray). 

We do all interior painting, flooring (laminate, LVT, occasionally tile), tile backsplashes and tub surrounds, finish trim, light fixture and ceiling fan replacement, minor plumbing and toilet replacement, small drywall patches.

Things to look out for: Dangerous animals, Unfinished Repairs, Broken Fixtures, Poorly maintained locks, doors, gates, lights.
