First time investigator here, please provide with your valuable suggestions!

I have investigated this one, but have yet to invest simply because my MFH syndications keep out-performing. 

I've seen the company that sells REI Guard insurance also has a product called REI Turnkey on investigating.

On Tuesday the state of Texas waived the “10-day investigation period” to expedite benefits to applicants.

I would rather have all the above (gold/silver & guns/bullets) So it's all about being aware of what's going on, taking what you hear with a grain of salt but doing your own research/investigation and coming to a conclusion and taking action.If you knew better you do better, if you do better you choose better :) 

Regularly have 24hour or more backlog of calls, and pushing people to just report the crime online once the emergency is over vs sending an officer or investigator. 

You are the investigator and do your due diligence. 

hey guys,I just purchased the book rich dad poor dad and started the first 50 pages and decided to do a little investigating about the credibility.

Sounds like my next step is to go meet the agent and owner, and in the meantime, investigate the rental market.Thanks guys!  

My recommendation would be to investigate what is driving the negative cash flow and how it could be cured - with and without a rent adjustment.
