@Joey Hernandez I see this post is from a few months ago so I thought I might add in here just in case you don't get a response. 

I don't think there's anything inherently wrong with them.

But, said plunge has also brought new obstacles for my real estate investing, like losing my pre approval status for traditional mortgage financing.

A great book ( not by any of the aforementioned guys) is one called Why People Fail: The 16 Obstacles to Success and How You Can Overcome Them, Book by Siimon Reynolds.

My wife’s a top Realtor in her company and her city, but I don’t always buy though her.

I am always trying to develop my mindset toward better and more positive results, problem solving, and crushing fears and  obstacles.

Exiting in hot market cycles is inherent in a value play strategy...or the strategy is to hold very long term and ride the cycles up and down.Some investors are re-deploying capital from value plays to cash flow plays.  

My sister lives in Phenix City and I'm starting to look more in her neck of the woods (Russell County AL and Muscogee County GA)

If anyone has had a similar experience, I would love to hear about how you tackled this obstacle!
