It is not generally a investor friendly environment for those seeking positive cash flow.SFH investing is primarily speculating on appreciation and benefiting from a mortgage pay down play.

I have more time to travel now and have meet ups with fellow investors both old and experienced and new, seeking knowledge which I am more than happy to pass along whenever it can prove to be of benefit to others. 

Having positive cash flow including any debt service paid plus any other indirect expenses on day 1 of ownership is usually the way to go.The more units, the better.

@Maha Ahmed What I did on my contracts is highlight what I do to benefit them AND explain to them that if a buyer doesnt appear In the 30 days, the contract will expire and they will be notified asap, if they want to extend the contract they may sign another one.
