When I arrived I found HUGE holes in a couple of walls, various wires within the walls had been cut, and some lengths removed, 5 interior doors that had been kicked in, truly nasty carpet, dead lawn, a kitchen that a hand grenade would have improved, a hole through the sheetrock and brick where a window/wall A/C had been removed, etc, etc.

Should I disclose to them before hand that I intend to sub lease it out immedietly or should I simply tell them that I have the right to sub lease at any time if I choose?

I won't go into all of the reasons why here, but if you are looking for docs, then you need more than docs....you need GUIDANCE.....You need someone to hold your hand...not in a gay way..but in a helpful way...thru the process....I only do the assignments, but, Brian, who commented above does sandwich LO's I believe, or you can go to naked investor and Michael can help.

If you go part-time, you can work 2-3 days a week when the sales reps have their days off and as a licensee you would be able to show/sell homes instead of just handing out brochures.

Find the Trustee Sale attorneys in your area and call to see if they have a website that has all the properties that they are handling.You can actually go to one of the sites that Josh has listed, get a free trial and start clicking on properties and get their detailed information , what you will start noticing is that there are a handful attorneys that handle all or most of the trustee sales in your area.Start googling and you will find the attorney contact info.
