Before you transition to a new tenant, make sure you complete a move out checklist (you can download one as part of @Brandon Turner landlording book extras) and send it to the former tenant.Not receiving 30 day notice from a tenant is a common problem.

Keep in my mind cash flow is higher than others due to the fact that I do all the maintenance myself and I manage the property myself.What I’m getting at is that like my books say, the deals aren’t going to jump out at you.

Also in many real estate books I have read most developers, lenders, and landlords have a line item expense for commissions.

Take the next 12 months and read everything about real estate easy to read books something that you can chew on ...so many different strategies out there you need to see what is going to be to your liking.....

I just read a book that was about buying and selling apartment buildings. 

There are plenty of forums on here with different book recommendations (rich dad poor dad, millionaire real estate investor, etc...).
