The property as of now is zoned Single family due to years ago making a door out of the dividing wall that separated the 2 units and renting the rooms for $600 per room.

I'm doing a House-Hack, and renting out the rooms to two others.

In the grand scheme, $200 is pocket change. 

If your a billionaire a couple hundred grand isn’t going to get your blood flowing so don’t expect him to be highly motivated or super on board to work with you 

Thanks for the reply.I finished my 1500 sqft basement (library, theatre, full bath, 2 bedrooms, kitchen, rec room plus new HVAC) for $25k.I know it will appraise for $130k, because I just sold my rental property 2 doors down with no renovations (less sq ft and smaller acreage).Correct - cash only offer due to condition.Maybe this is a fix and flip?

New with the four Tennant's and raising rents 25$ it would pay for itself with lots of room to grow which it has.

Hi Jason - I would camp out at the library and read real estate books, search for a room to rent on Craigslist.

There is no room for negotiation. 

Also I live in a small room and just don’t have a space for stuff.
