Other, larger platforms (that typically cost more) have a marketplace and and erp built into the property management suite and can be used as their own standalone accounting software. 

One rent payment.......Young, inexperienced with borderline ability to pay rent for a consistent time.....3 new room mates........ its gonna be a gamble, so you need to protect yourself.Personally this would only be a remote consideration since its been vacant for quite awhile now.... otherwise I would pass if I had other applicationsWe all start off somewhere and need some one to take a little chance on us....some times it pays off to be that person....sometimes you get kicked in the nuts

Joseph, is there a platform you use to actually make and send the mailers?

@Mark RossI started out using Cozy for property management and still use that platform for receiving applications/background checks.

What I do is pay the bill myself, then charge them for the water on the same platform that I collect their rent.

In fact, you can purchase a property from a wholesaler with a realtor, you just have to provide their fee in most cases.Once you are familiar with figuring out each of the "givens" in the equation above you will be ready to make an informed offer, until then your are gambling and not investing.

I need to find myself a great deal on landlord insurance, umbrella coverage and a platform to send my tenants to for renters insurance.
