The screening, application, background, I am even talking to my rep to see if I can get some features added to their site that would be a "great to have" thing for landlords. 

Do not call the feature agents because those are the agents that pay for advertisement.

When looking at everything from garage door openers to water heaters to thermostats, it all seems to come with a "smart" feature.

Use the search feature in that group to get property manager recommendations. 

But it looks like all of my neighbors are experiencing some difficulties when they try to sell the condo - I saw a few delisting, a few rental conversion and only one sold unit after more than 60 days of marketing (I actually toured the unit and it has a good feature - Mt Rainier view).

An experienced team would know what features are popular among the locals, where to buy high quality materials for the best prices, and whether, as I mentioned earlier, the locals will be willing and able to pay premiums for the upgraded units.- How high are the premiums?

The latter component is necessarily speculative but it has been a persistent feature of Bay Area investing for well over 50 years. 

They featured an appraiser who is also an investor and asked him this exact question.

I can't speak for the landlord features because I've never used theirs but they have done this since I was using their Premiere Agent back in 2017.
