Do your homework BEFORE you lose money.I almost did, when we explored purchasing a condo in a very well visited European summer vacation destination in the Mediterranean Sea, Mallorca Island (completely a dream by the way).

I care deeply about where I live and my passion/desire is to invest in it and make it better.Found out about this place through Strong Towns, a nonprofit which I could not recommend more highly for people who really care about the city they live in.

I have explored the concept with my lender of the $10,000 being disbursed to an escrow account at closing for post-closing repairs but they have indicated that this will lead to the Lender needing to do further diligence on the repairs, perform inspections, etc. all of which will kill the deal for me, because I need to close in the next week.

My issue is that the apartments are in a small town of only about 3,500 people.

It seems like a solid basic house : slab, block walls, single story, post-lead paint construction, and town water (wells are a Pita).

I avoid places where the migration is heading out of town like Illinois.

I've lived here all my life (well not Orlando, but Altamonte/Apopka) and feel there are great things happening in town

We called them, they said they were out of town on some sort of family issue, and would send in rent. 

Hoping this helps not just myself, but also others who are interested in supporting this incredible town.
