As such, I often don't bother running comps on flipping a two bedroom, as there just aren't many 2/1 houses that sell for much and instead I'll run a quick 'what if' scenario adding a master suite and do a CMA as if it were a 3/2 with 400 sqft more.

For instance, I pay 2k for a 2 bedroom 1 bath appartment with no access to the 4 car garage or the backyard 🤷♂️ The couple in second floor probably pays the same or close.
