A double around here for that price (assuming it is rent ready) will go quickly.

Well there is the Double on a short term corporate lease at $1800 but I just wish I could get that all the time ;)Biggest thing to check is the sewer setup. 

We have most of the work done with just a master bedroom and bathroom left.

Is $850 a month for 1 unit of duplex (2 bedroom 1 bath) realistic.

I explained that to make the numbers work, a buyer would need to double all of the rents.

As such, I often don't bother running comps on flipping a two bedroom, as there just aren't many 2/1 houses that sell for much and instead I'll run a quick 'what if' scenario adding a master suite and do a CMA as if it were a 3/2 with 400 sqft more.

what exactly would the difference be if you just took your house and rented one of the "bedrooms" out to a friend to help pay the mortgage?

For instance, I pay 2k for a 2 bedroom 1 bath appartment with no access to the 4 car garage or the backyard 🤷♂️ The couple in second floor probably pays the same or close.
