Like Anthony mentioned, what are your biggest obstacles that you would like to overcome?

I'm considering buying the land from them in order to divide it into 5 building lots, and then developing a detached home (only option due to current zoning) on each lot.

The City dictates where you can have attached vs detached condos, and the criteria they are subject to.

Obstacles teach use better than a class or a guru.

Detached single family houses on the other hand don't meet the 1% rule in Vegas so you won't get the return you would get in other higher return markets.

It turns out it worked out for the better because with my original plan, I would not be able to get garages (which is a huge selling point in the city) After finding all this out, I had it subdivided for a second time into two 2400 sqft lots and looked up zoning laws where I saw that if I put a 5ft side yard on each side, it will be considered a detached home and not a row, which would allow for built in garage by right.  

This condo is more like a townhome, and is actually completely detached with a front patio and large backyard.

Another obstacle is the lack of confidence in location areas that are unfamiliar.
