I would check the title report before moving much further.Also you should get pretty familiar with the tax foreclosure rules and procedures in whatever municipality or county the property is in.

PA is a big state, it pays to work with someone local who is well versed in the various county, township & utility company procedures.

My originalthinking would be 50/50 since he would be on the ground finding thelots and keeping an eye on the project BUT I am open to other splitsif that is standard procedure for this type of deal.
