We have plenty of skin in the game on this deal, ie: 20% down and cash reserves on all 4 homes we own.Just trying to leverage the best I can with getting the next deal going.Am I missing something on getting creative?

If you need cash in the meantime take out some of it in a HML or go in with a HML.Just make certain the complex is approved for FHA - just in case.There are some more creative options going in if you are dead set on selling quick.

You may be able to count on fairly consistent numbers similar to what was given, but you have to be prepared to have 0 or negative cash flow every now and again when a big ticket item happens like the tenant who not only needs to be evicted but destroys the apartment before he goes.
