Eviction court from tired landlords is another avenue.

You will need millions of dollars in coverage and even if you have that you will be praying that the lawsuit will settle out of court.

Can the court order the 2nd lien to be reduced or even relinquished due to the owner being in bankruptcy?

The big difference is you need a legit reason to evict and that reason has to hold up in court.

If a landlord is in foreclosure and solicitors have been sending letters but the tenant haven't got an official court order stating that the house has been foreclosed on, should tenant still pay rent?  

It may also appear that I am sharing too much personal details.

But I'm guessing my lawyer would say that if changing the locks were the only violation, that I could be on thin ice if the tenant supplied keys and fought the lease termination in court...

Right now it appears south LA has lower vacancy than San Fran.
