The biggest problem with this house is that it has kind of an odd layout where there is no dining area so the previous owners converted the one car garage into a dining area and there is no garage now.

Its run by an individual who has been in the title business since the 70's. about 25 years ago she bought an old victorian which she converted into her company.

High levels of personal assets; good credit scores; high income to debt ratio; relatively high levels of "skin in the game" (i.e. down payment, personal equity); a property that can be successfully converted to a sale in the case of default. 

Let me get this straight:1 - She wants you to be an accomplice to an illegal activity (code violations and no permit) 2 - She doesn't think that a lower monthly payment is important to an investor (don't rate shop...go ahead and have a higher monthly payment)3 - She is recommending you go ahead and make modifications to your property without checking to see if it is legal (garage to studio convert)...although based on #1, this shouldn't be surprising.I have a  question of my own,...LOL."

Also, if anyone has been involved in converting car dealerships to something else what were some of your issues?

If I were to convert my 401k to a Self Directed IRA would it be possible to use those funds to partner with someone and  If possible how would that work? 

Exception would be if I could convert fairly easy to gas or heat pump.4.
