You can certainly check rental comps in your area to confirm this but generally speaking this is the case.

When you have roots present, you need to confirm with a sewer inspection (camera) that those roots are just sliding in through the joists and that there are no breaks in the sewer line.

In between that I finished a bachelor's and masters degree in public administration, and worked all kinds of jobs to supply myself and family while I went to school - plumber, landscaping, software tech, couple others. 

I have also overhauled our entire software architecture and have done a complete re-write of our technology so we can give the tools away for free to support 506(c) raises.
