FINANCIAL CONTRIBUTIONS:1.1 Party 1 Responsibilities:Party 1 shall contribute to the partnership for the down payment, closing costs, and construction costs for renovations and additions.1.2 Party 2 Responsibilities:Party 2 shall independently pay the mortgage until both properties are rented, oversee construction and renovation, manage both rentals, and handle bookkeeping during construction.2.

So unless you are really good (and you may be, I don't know), just let the real Contractors handle it while you go find another property..... 

I ended my contact with my past property manager and I need to get information from them to file for collection for a past tenant. For some reason, they will not release the original application, driver's license, SSN...

Build rapport with Realtors who handle sales only. 

A good property manger will handle anything that requires a person to be on site.
