Spend the extra $100 for a good toilet, spend the extra $10 for name-brand door handles and faucets.

Brand new product, less worries, higher caliber tenant, can have my parents be a point of contact (manage it), no yard to deal with, way more appreciation potential...........but smaller cap rate less cash flow.

The flea market route would require the most amount of active involvement and marketing to setup (apart from reduced access to financing from local banks) but could be setup to run by 3rd party management, once you have an established brand name.What are your goals with this investment?
