This is my first virtual deal and I just want to know from other investors what are your BIGGEST problems you face when going virtual?

My biggest fear is the tree coming down completely in a storm, based on the angle it’s leaning now it would probably fall right on my garage. 1) I’ve tried to find a contact for the property and can’t find anything.

I guess my biggest question is how do I go about finding a really good deal if you all think I should steer clear of off market homes with it being my first project?

So, while you'll need to offer an incentive to a PMC to find suitable tenants and not just throw anyone in, you'll have to protect your downside somehow.
