All businesses are relationship based where you position yourself as a problem solver for your target client's problems.

Then, when I have a property and making offers I can make an offer based off their specific needs.

You are getting pitched most likely because you are asking people to point you in the right direction instead of saying these are my two favorite options, which do you think will work better for me based on my finances and preferences.

You could also search for Two - 3 or 4 plex properties on separate tax lots and do each transaction as residential.

The same lender said if they could come up with the other 5% they can go 30 year fixed interest only..This is more attractive for cash flow on a higher loan balance but will still be qualified based on the fully amortized rate and payment. 

Many owners use it as a resource once they start their search and come across the NARPM website.
