All of this would be less of a concern if you weren't planning on living there but, since you're going to owner occupy one unit for at least a year you need to take all of the issues that come along with this neighborhood into consideration.

We could do a crop share, but then you have to get insurance on it and are at the disposal of mother nature as far as yields are concerned
