Needs some work, dated bathroom, very plain)   I am hoping my new LVP wood flooring, high definition laminate counter tops, new vanities, fresh paint, and more attractive exterior bring me higher rent.We are currently rehabbing with the help of a skilled worker from a big contracting company taking us on as a side job.  

Hey  people I would like to brush my math skills for real estate investing, to better prepare myself messing with numbers, etc etcWhat kind of math theory investors/you use when dealing with real estate investing?

The property price and rents you describe sound good if the units are in fairly good shape (i.e. rentable), and if the location is decent.It's great that you have a background in the trades, it's really helpful to have those skills to apply to a fixer-upper.

I also want to gain knowledge, skills to help out in these situations in the future to be an asset and a partner to someone rather than a client.

In order to increase my skills and get good at running numbers I am looking to partner up with investors who need someone to be a beast in finding their next deal.

They pick one or two things to do and they partner with other people that complement their skills. 

This is assessed more easily on a personal/individual level; there is great skill involved in tactfully developing a risk appetite profile for let’s say a pension or institutional fund, or even a potential private investor.

While it is not difficult and if you want to grow a portfolio it is a skill worth learning, if you have one shot and want to get this right, maybe it's a good thing to hire a professional.

Depending on what you're objectives are, as well as what strengths and unique skill sets you may have, that would most likely dictate the type of investment and property that would take you the furthest.

It's more about learning the skills you need to help your clients.
