I'd have electric on, you'll get a better price, a house built in '55 may only have 100/120 amp service too, not sufficient today.Without elect, how would you check the HVAC, an expensive deal, you'll be lucky if it only needs to be charged, no air in Texas, hmmmm?

The best part is the current owner (since 2004) is president of a local bank, according to my agent the banker would push a loan through his bank with ease and not a lot of hassle.

I own a house in upstate NewYork I am planning on selling it in summer, it could sell for 140k , I found a turnkey real estate investing called MORRIS INVEST , I talked to the president of the company he told me he could get me a duplex in Jacksonville fl anywhere from 60k to 70k , and he told me it could produce  a 650$ of cash flow per side, which I believe its true because rents there are about 850$ a month and the taxes are cheap there , I am planning on buying one from him, rent one side and live in the other one , then later on if I see great cash flow coming in ,  i will buy another one from him .

The flipping LLC would elect to be taxed as an S-corp - this is done to reduce the portion of self-employment taxes paid because flipping is not considered a passive activity and you are responsible for paying SE taxes.

On a macro economic level it's just a matter of time until the market crashes, but I don't think it will happen this year because it's an election year.
