I have seen leases printed so tiny no one can even read them.

I do not have a relationship with a local bank, but my wife has an EXTREMELY good relationship with the VP of our local branch, and I'll be switching a couple of my business accounts over to that bank very soon.

My tenants are extremely clean and vigilant. 

Couple that with extremely loose financing and its makingit extremely difficult to get storage at a reasonable CAP rate.

I would recommend reading one or two of the BP Investing books as a starting point as they are extremely helpful. 

@Cameron Fee - I agree, all of Newark is extremely competitive right now.

And particularly on your first several, be extremely conservative.
