I"m not an expert, but my understanding is that the exchange needs to be in a similar legal structure, i.e. if you're going to buy the apartment in an LLC, the SFH would need to be held in an LLC.There have been discussions of a 1031 for one of the apartment LLC's I'm a member in, and what was communicated was that every member (at close) would need to participate in a 1031 to make it work.

I agree with @Karen Margrave I don't like the sounds of this seller at all, there is definitely something going on there and you need expert opinion on any structural/electrical work that was done.
