This model seems to work very well in that market.  

Started a new Partership earlier this year and got our first house within it.

If this isn't really something you're open to doing then I'd probably focus on a turnkey single family property that will get good appreciation over the next 10-30 years. 

Located in a prime area, this property continues to deliver steady income and strong returns.

Your worst-case scenario (not specific to MA) would be having to sue to get them out as a holdover, but this is really reserved for worst-choice scenarios when owners choose the first renter or don't do any due diligence.

I'd simultaneously search for duplexes especially those with value-add potential.Regarding volume, the Suffolk towns with the most listed 2-4 family properties since '23 have been Lindenhurst (46), Huntington (22), Patchogue (21), West Babylon (16), and Bay Shore (15).Riverhead has had 10 listed small multifamily properties in this timeframe so it isn't too far behind.
