I have a GC who handles most of the work but ill occasionally hire my own subs to handle things as well. i generally think my time is better spend focusing on acquisitions than on managing a construction project.

A few points I would like to second:$190k for a duplex seems high, not sure what market you're looking at.BRRRR is a big time committment but if you do it right it can result in higher overall returns due to forced appreciation.You are more likley to be successful at BRRRR if you have construction skills or know people who do.

From my research the market seems to be pretty high, but with some meat on the bone for Single Family Homes and MFR for buy and hold rentals (and maybe Buy/Refurbish/Rent).

Our lender told us that we would need 25% down for a new construction build.

I'm still getting my bearings but the properties seem to be a bit expensive in the area from what they are, but I certainly think theres meat on the bone there.
