Let's just agree your target market segment is real slim on these.Now that is the case with distressed homes, but there are also 'motivated sellers' who just do not have time wait 45 days for your buyers with VA/FHA loans to close.

I have put my first wholesale deal together, so my question is do I take the signed contract to the title company to put the house under contract, or do I wait to get a end buyer to take the contracts to the title company?

One thing I don't like about doing this in NY is that most NY laws are more tenant-friendly than landlord-friendly and that is a concern for me since I personally saw my grandmother trying to evict someone from her apartment and that process taking well over 2 years and thousands of dollars in legal expenses.
