@Jasmine RussellI don’t think that guy meant you were acting ignorant I think he more or less was implying that going forward you should “fake it until you make it” and be confident.

Just keep at it, you are getting experience right now, work on your pitch, sales confidence, and how to problem solve.   

Make sure you are very confident in your re-fi ARV and have someone with experience in Baltimore double check the comps you're using to make sure they're valid.

I’m using TurboTenant for property managing and my first applicant is traveling from Ca->Pa and has no proof of income, but her husband is applying as well and she said he’s the one with the income.

Closing hopefully in 3 weeks on my first 4 unit building and I'm confident about the numbers, nice piece of land (2acres) in a residential area near SFHs and no other rental buildings nearby.
