One advantage of self-screening is that when you are living in the unit you normally have more latitude to look for culture fit rather than the way a PM has to approach it.If a tenant is delinquent on rent it will be a stress either way, but the PM probably has more tools to deal with it.

That could have saved 3-4 weeks of headaches and stress.

Honestly, do you need that stress when you need to focus on the upcoming practice?

The concern with the underwriter will be that you can cover the payments for that debt (and all the other current debts) AND the new property.What is so stressful for people is the logistics of when to draw the money, getting updated statements and balances, updating the credit report, etc.

I know it'll be stressful so its just a decision to find out if its worth the stress or not and how soon the courts are going to allow hearings for evictions.

I had to go to another lender to close within 7 days vs the 2 months of stress and wasting money for nothing from Zeus.

The point being to have easy access to cash so you don't have to liquidate under stress or accept poor quality tenants. 

Then it's awkward, and they'll probably get a cat, maybe the next is a dog, the ball of stress will start rolling...  

We do live in a sue happy society.  

The PM is stellar, I use them for all 100 of my units and they make my life stress free.
