Can anyone provide insight into selecting a turnkey company to work with?

Sometimes the blame is actually on the property manager, other times the blame falls on the landlord for selecting the wrong PM and not doing the proper due diligence.As an investor myself, I understand why we want the most affordable PM. 

My partner and I are currently in the process of cash-out refinancing with our selected bank.
