I just wanted to add my 2 cents to this discussion about Quit Claim vs Grant Deed. 

While I don’t need the funds immediately, selling would allow reinvestment in hard money loans at 10% or a similar real estate deal.My main concern is tenant turnover, potential repairs, and the costs associated with re-leasing making my return even less.

We are discussing just selling the home and the entitled land and all our architectural plans etc instead of continuing and building it ourselves.  

I am in discussion to buy a lot with an older home currently there.
