A career GP (who invests in my own deals), yes, but also an LP in private placements across a broad spectrum of industries, real estate included, so I see this issue from both perspectives.I think we do agree that many GPs won't, don't, or can't invest in their own offerings, and I also think we agree that GP investment makes LPs feel better.I think where we differ is that the existence or absence of this investment makes a tangible difference. 

My point is, look at the different plans and see what you want.

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

If the lender won't loan on the property until the lien is satisfied, it makes no difference from the buyer's side how the partnership splits any proceeds from the house.

I see people got in at different prices.

Non climate controlled will come out at $24 per square foot but that is largely due to my $4 per square foot purchase price.Hopefully others with more recent (or stand alone RV/boat storage) will chime in to confirm or deny this but I do not think your numbers are going to differ all that much from a traditional storage underwriting.

Is it different then regular insurance?

This might be different, depending on where you are in the country.
