I would agree with the earlier posts in that it looks a little soft.That being said, Retail Centers are probably the most sought after property type in commercial and regardless of accuracy of expenses, I would say it always comes down to the opportunity to add value, the quality of the tenants, and the terms of the leases.For example, if you have some strong national tenants on Triple Net leases, people are willing to "overpay" for that type of property - at say a 6-7% CAP.

Current online programs are VERY LIMITING....most PM pros who manage SFRs use PROMAS rental management program....it can integrate with HomeRentals.net website for rental marketing, posting owner/tenant statements, ACH AND next spring it will allow for tenant screening...It has contact management capability AND can install copies of word documents

Their prices have flattened and dropped a tiny bit, but I have kept my checkbook dry.In one area (where we're returning next week, I think) builders started dropping quality as the winds shifted, and started finishing basement space that had been left unfinished before.
