Yield in any investment vehicle is a function of the underlying risk in the asset and market.

If you're still reading at this point, I wrote and deleted and re-wrote the next part several times but decided to delete at last and just ask, what is the best move here with these vehicles? 

While index funds may be a set it and forget ordeal, I do not believe the vehicle to be equal or on par with the benefits and profit margins associated with real estate.

Hoping for a 7.5 cap rate, as rates in this area range from 6 to 8.If I kept it, it would cash flow well ($6,000 a month or so), but I would think that there are some issues with holding an asset 100% self-funded (well, an LLC is our vehicle).

The neighbors have a very large and extended family and there could be 20 or more different vehicles who cross my land and over the railroad right of way to get to their cabin.   

I understand the tax, legal and business constructs, but I am unclear on how to find the deals, and people that can be trusted who will deliver true investment vehicles that can be invested in.
