I strongly suggest looking at alternative investments (lending, private placement funds, etc) where double digit returns are possible without the risk and hassle of owning these kinds of rentals.

But more precisely it's an income property if you take yearly rent / purchase price + repair cost and if that is .12 or higher you have an income property.

Having said that, syndications come in many flavors -  reading through a few private placement memorandum (PPM) and subscription agreements to get familiar with the lingo will help you get up to speed on what is expected from limited partners.

The area that needs to be precision is your numbers on the deal. 

Having said that pre assembled cabinets are also better quality, because they are glued and pressed using precise squaring machines resulting in a more squared cabinet and a bit more rigid.
