I think this is a very personal question and really most of the time my answer would be "it depends".

And it doesn't matter if it is owned in your personal name or LLC.You may find some benefits to having a real estate license when buying/selling, but you'll also introduce some new problems.

Have you talked to a lender yet about this because you may be looking at different qualifications personally for a 5 unit loan versus a 40 unit loan.
