As much as I wanted to make something in Texas work, there was just too much demand from 2nd home buyers that drove up prices to a point where investment returns, even in 2021-2022, were tight (vacation home buyers that didn't care about the investment return and just wanted a beach/lake/hill country home for personal use). 

The person being taken off the lease is not wanting to live there anymore and by law can terminate early in Indiana due to protective order being filed against roommate/girlfriend.   

Personally, I LIKE these types of properties.

I've read they're fast and don't really require much information as far as my personal finances and dti.

It is up to what the lender/investor feels comfortable with.

Zach also personally came to the properties to do the x-ray gun lead tests.

I guess I have to talk to the owner to make his offer better than banks, I feel like he is not motivated enough, he said he wanted to retire. 

Instead of recommendations and professional advice from her I found myself with more questions than answers often times, and her newness and lack of confidence left me feeling like I couldn't trust her.I think you're already 4 steps ahead of her as you're here asking the questions and are engaged on the BP forums which in my opinion, besides having a great broker with seasoned agents to learn from in person, is the MOST important thing.
