I'm curious this group's advice on setting up a unit.  

I found an off market 11 unit apartment complex.

Current hot water heater is 21 years old in a 2 bed/1bath SFH that is being flipped into a Mid-term rental unit.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

do have a decent amount saved up in my stock portfolio that I want to sell to maybe acquire a second investment property but I’d like 4-6 unit would it be the right time now or take it slow and build up to that?

However it seems to me like the units that are themed really well do significantly better than others.

It sounds like the idea is good for more of a SFR, or a 1-4 unit rehab but my concern from a lender's perspective is the needed experience in the more 10+ unit space to give "normal" (80% leverage) on a deal like this. 

This criteria is for 1-4 and 5-8 unit programs.

However, I think they buy residential 1-4 unit properties.
