I want to be as prepared as possible but have no clue where I can obtain copies of the contracts to be used for "buying" and "selling".Any help will be much appreciated..Thanks!

I should also mention that I also did inspections and used that information to further negotiate with the seller and he has agreed to give me 10k at closing... so the house the appraised for 190k I'm actually obtaining for 160k.

Asking for a new heating system is a long shot , if the seller goes for it great , I seriously doubt that they will .Get all the certifications from the removal company and state prior to closing .

MH loans are difficult to obtain conventional loans on, for various reasons, low loan amounts, no comparable sales, trailer is too old, not tied down as RE and is a chattel secured note, not to mention the likely borrower issues as to why a buyer just wouldn't go buy a conventional home, low income, poor credit, lack of employment history, lack of credit, there are reasons why people would live in an 1977 Fleetwood Home, 12X60 as opposed to a 3 bed 2 bath brick home on 5 acres down there.

It will be easier to make your percentages if you finance more of the purchase.For instance, if you can obtain money at 5% for 30 years your mortgage constant is 6%.

Thank youTo do that the purpose of the assessment needs to be disclosed, why you need one determines the area of expertise one may have for that purpose.Also, what type of commercial, someone who does apartments may not do industrial or agricultural.And, in lending matters an appraisal obtained or ordered by you is worthless to a lender. :)
