The list of reasons and incentives are both growing everyday to use DOS as a Mortgagee, not because of want, but because of legal mandates to do so both in the state and federal laws in order to protect their interests as well as the contracts and laws that revolve around the sale and delivery of mortgages or mortgage investment vehicles in the market such as RMBS.   

Though, if the blower in your furnace is not a DC variable speed unit {i.e. an old single speed 75-100amp motor}, you should consider replacing the blower since it will be running year round and the blower tends to be the biggest energy consumer in older forced air systems.If the gas furnace is older (only 65 - 75% efficient vs 95% in a modern furnace), you could always replace it with a hybrid solution ... natural gas heat with an electric central air cooler.

If what you're saying is correct, then maybe I should be looking at a different investment vehicle and not real estate.

If you are driving, keep a vehicle log (I do that with my boat for clients) and record your mileage and gas. 

But the damn motorized thing was so noisy I we stopped using it.

They have advised to move it into a tax deferred vehicle (corporate class) which would mitigate the capital gains.Again they told us to move it into the Fidelity Global Balanced Class Port Sr B (CAD).

Or are only specific types of loan vehicles able to be used for condo purchases?
