Maintenance costs are low,  mileage tolerable.If you are going to self manage you need to be able to haul material and not have it exposed to the weather.

What I see that can become an issue is when investors want to do things like do part of the work or buy all the materials.  

If he says it's for materials, offer to pay for the material directly.

If the mold penetrates the wood or drywall too deeply, you may need to replace those materials.

There are too many variables in remodeling , inspections , ordering materials , unexpected problems , changes  etc.  

I would then charge them for the labor & materials (plus administrative fees of $50) for the damage.
