I think it would be good for you to take some time to figure out what you want to focus on.

I am a first time homebuyer and refuse to be taken advantaged of or have my affairs mishandled.

I generally send this letter one time.

Of course there will always be a need for a buyer's broker for those that are not savy or have the time, but I still see a shift with less representation on the buy side.

Is there any minimum period of time the first replacement property  needs to be held before using in a 1031.   

I am embarrassed to say that I have been a free member for a very long time, and stuck in analysis paralysis for way too long.

When starting out, I think you should at least be able to get to your property several times within the first couple of years to en reasonable amousure everything is set up and functioning properly.
