I would prefer to invest in other properties. 

The neighborhoods you look in will make all the difference in you analysis.

I also have Mailchimp and was literally working on asking my investor database if they would be interested in being PMLs and periodically sending it. 

Typically in commercial leases there is a non-compete clause.

I would probably lean in that direction.

I know UTK typically has freshmen in the dorms first year so it may be tricky.

Interesting - I have been investing in Philly for 8 years, run a  group of 2500 small landlords, speak at lots of events, know and network with many of the players  . . . but never heard of him before.

I always prefer to have a local attorney experienced in PML in that state.
