It’s impossible to build new construction right now, without paying a serious amount more for the lumber. 2x4x8 is around $7 and 7/16 osb is $24!

@Cassie Swan It is almost impossible to find decent deals for MF on the MLS in this area.

Wood parquet can be difficult or impossible to refinish so don't get too hopeful on that.

Have you done your due diligence and made your commission check was mailed or picked up (just saying although difficult/impossible with covid at least in nj)?

It's impossible for the listing agent to simultaneously get their seller top dollar and also look out for the buyer's best interests.

The lenders we have spoken to make it sound like it's a grey area- not likely, but not impossible.

That said, I very much disagree with the statement many make that it's near to impossible, I find 98% of the time those saying such or believing such are trying to do it with an incorrect formula/recipe.
